As a landlord, I've had a good experience with avail.co. The platform helps me manage my rental properties more smoothly and saves me time. The simple interface makes it easy to track rent payments, talk to tenants, and manage leases online. They offer a lot of useful features that other larger companies would charge a lot for. I would recomend avail.co to any landlord wanting to improve their property management process.

I needed to adjust the tenant's rent

I needed to adjust the tenant's rent for a particular month to include a one-time discount from the agreed-upon amount. Avail was quite helpful in applying the agreed reduction to the tenant's payment. The call with Avail lasted no more than 10 minutes, and they provided good support.

Avail.com is pretty convenient for landlords. I only have one property, but their software has definitely helped a lot. There are a few things that could be improved, but overall, it's been a good experience.

I recently tried to withdraw my application

I recently tried to withdraw my application, and my debit card was unexpectedly charged $20. There was no clear explanation anywhere about this fee for withdrawing an application. I even checked the Help Center, but it doesn't mention any charge for canceling a rental application. Then, I received an email from the company with a receipt for the $20 payment, even though I never agreed to it. I’m not happy about this surprise charge and would like to get my $20 back. Keep the $55 background check fee, but that $20 was uncalled for.

The cost has gone up two times since I joined. Plus, each time a renter sets up a payment, the deposit date shifts from the following day to a few days after, even longer if it's close to a weekend

Disappointing.

Disappointing. I was hopeful using Avail for our rental property. Setting up the lease with the tenants was quick and easy. But then came the first month's rent. It showed that the payment didn't go through because of something on the tenants' side. They said they would try again. Turns out, Avail took the money but didn't credit the tenants nor send it to me. My tenant sent proof from their account. I emailed Avail for help and waited. I called but was told they were busy and to call back. I emailed again and waited. After 18 days, Avail still has my rent money, and no one is answering my emails or picking up the phone. I had a premium account, but I cancelled it. This was a huge letdown, and they still owe me money.
